Two of my new construction listings just closed at the end of July and another custom build is just starting construction at 32 Sheffield Drive in Mansfield.
. These buyers purchased a brand new home built by Newcity Builders. If you’ve been looking, you know that inventory has been tight in Mansfield, if you were looking for a home in the $350,000-$500,000 price range and preferred a specific school area you may have been hard pressed to find something. Like I’ve said before if you can’t get what you want…build it.
James Newcity of Newcity Builders is a conscientious builder who pays attention to detail and the wants and needs of his building clients. He is willing and able to work with clients to design and complete their dream home within a budget without reducing the quality and integrity of his work. Back in the days when new home construction was booming and you did not need a license, credentials or prior experience, it seemed everyone was a “builder.” Home improvement contractors, electricians, plumbers, doctors, real estate agents, car dealers; it seemed everyone was able to build new homes for sale. Years later, some of these homes have a reputation of poor quality and inferior materials but at the time they offered buyers what they wanted: the most bang for their buck. In my opinion, you get what you pay for.
Some of these builders are still active in local home building. Buyer beware. You could end up having your new home built by someone with another primary source of income and/or an investor with little or no regard for the quality of the home they are providing or their reputation; building is an additional income stream not a full-time profession for this type of builder.
I encourage you to ask for and check references no matter how pretty the plan or price. You don’t want to get to end of a project and find out shortly before your closing that the builder can’t get a certificate of occupancy, hasn’t paid the sub-contractors that have worked on your new home or can’t get credit extended for materials to finish your home. Do your homework or the home of your dreams can quickly become your worst nightmare.
