In a previous post I discussed that in June of 2014 Zillow launched its Coming Soon feature and made it available exclusively to Premier agents, which are agents that pay Zillow for leads or impressions by zip code. It is and continues to be a controversial topic and had many agents, MLS boards, and consumers weighing in on the upside and downside of promoting a listing before it is made available to all Realtors and the public through the Multiple Listing Service.
Zillow says the advantages to the home seller of the Coming Soon feature are:
- The ability to gauge buyer interest
- to line up potential buyers
- sell homes faster
At Home Selling Team we have had a Coming Soon feature for many years on our website. We post these Mansfield area properties as the sellers are making preparations, staging and repairs prior to the official launch date that we mutually decide upon. I think we tend to look at Coming Soon as more advantageous to our buyer clients , especially in a tight market with limited inventory or the buyer who is looking for a very specific property that is either unique to their needs or in an area that rarely has properties coming up for sale. While the advance publicity doesn’t hurt, if a seller prepares and prices their home correctly there is usually an offer forthcoming fairly quickly.
If you are a seller and are interested in placing your home on Zillow as a coming soon listing, the agent you select will have to be a Zillow Premier Agent, which means one that is currently paying Zillow a monthly fee for premium position and impressions by zip code on the Zillow.com platform. If you are a coming soon listing on Zillow, Zillow claims that your listing will appear first when a buyer searches in your area and price range. I didn’t see any Coming Soon lisitings on Zillow in Mansfield, but we have some.
